Buying a flat, plot, house or unit?
Every property stands on land, and Section 22A attaches to the land — not to the building on it. We can check the land underneath: whether it is government land, under a court stay, or otherwise barred from registration. You'll need the survey number of the parent land, which is on the sale deed, the layout plan or the EC.
It checks the land, not your title to the property — the report says exactly what it does and does not cover.

The records are public. Reading them isn't.
Anyone can open Bhu Bharati or the Section 22A register. What they get back is a village-wide list in mixed Telugu and English, spread across four portals that never refer to each other. MyBhummi is the layer on top.
The 22A register is published per village — hundreds of entries, one of which might be yours. We match on your exact survey number, including sub-divisions written in Telugu, instead of leaving you to scan the list.
The extent on the register, the parcel measured from ISRO's cadastre and the plot in your deed are three different numbers. We reconcile them and flag it when they disagree.
“Covered By Court Stay, OS NO 974 OF 2019” becomes a plain verdict: registration is prohibited, here is the order, here is the court.
If a portal doesn't answer, the report says not verified — never “clear”. Every value carries the source it came from, so you can check us.
The data is the government's. The reading of it is ours — and we show our working, with a link back to every source.
