Terms of Service

These terms govern your use of mybhumicare.com. By buying or using a land health report you agree to them. Please read the section on what this service is not — it is the part that matters most.

1. What MyBhummi does

MyBhummi reads publicly available Telangana government records for a survey number you choose, cross-checks them, and presents them as a single report you can download as a PDF. The sources are Bhu Bharati (Telangana Revenue Department), the IGRS Section 22A prohibited-property register, DTCP and HMDA master-plan information, and ISRO's Bhuvan cadastral layer.

The service covers agricultural land in Telangana only. It does not cover flats, layout plots, other registered property, or any other state.

2. What MyBhummi is not

• Not legal advice. We are not your advocate and no lawyer–client relationship is created by your use of this service.
• Not a title search or title guarantee. A report is not an opinion on whether title is clear or marketable.
• Not a government service. We are not affiliated with, endorsed by, or acting for any government department. We read their public records; we do not speak for them.
• Not a substitute for professional diligence. Before any transaction you should verify with the Sub-Registrar, the Mandal Revenue Office, and an advocate of your own choosing.

3. Accuracy, and its limits

We do not own, host, correct or verify the underlying data. Its accuracy, completeness and currency rest entirely with the government departments that publish it, and those records can be incomplete, out of date, or corrected without notice.

A report reflects what the portals returned at the moment you asked, and a register can change the same day. Where a portal does not return a usable answer, the report says so — it will never report a clean result it could not confirm. Any field marked “not verified” must not be relied on.

Parcel boundaries, extents and survey numbers shown on maps are derived from satellite mapping and are indicative only. They do not replace a physical survey by a licensed surveyor.

4. Government portals and captchas

Where a government portal presents a captcha, it is shown to you and answered by you. We do not bypass, automate or defeat any access control, and we do not ask for or handle your government portal credentials. We access only records that are publicly available without a login.

5. Payment

A report is charged at a flat price per report, shown before you pay, and covers up to five survey numbers. Payments are processed by Razorpay; we do not receive or store your card, UPI or bank details. Prices are in Indian Rupees and include applicable taxes unless stated otherwise. 6. Acceptable use

You agree not to:

• resell, redistribute or publish reports as your own product or as a substitute data source;
• use the service to harass, profile or compile information about any individual;
• attempt to circumvent payment, rate limits, or any access control on this service or on the government portals;
• use automated means to extract data from the service at scale.

Reports are licensed to you for your own transaction or professional advice to your own client. The underlying government records remain the property of the departments that publish them.

7. Availability

The service depends on government portals we do not control. They may be slow, unavailable, rate-limited, or may change without notice, and the service may be interrupted as a result. We do not guarantee uninterrupted availability.

8. Liability

To the maximum extent permitted by law, TGR Enterprises and its operators accept no liability for any loss, cost, damage or claim arising from the use of, or reliance on, a report — including any decision to buy, sell, lend against or refrain from transacting in any land.

Where liability cannot be excluded, it is limited to the amount you paid for the report giving rise to the claim. Nothing in these terms excludes liability for fraud or for anything that cannot lawfully be excluded.

9. Changes

We may update these terms. The version in force is the one published here on the date you buy a report, and the last-updated date above tells you when it changed.

10. Governing law

These terms are governed by the laws of India, and the courts at Hyderabad, Telangana, India have exclusive jurisdiction over any dispute.
